A picturesque yellow building in Niagara-on-the-Lake’s historic downtown is for sale for nearly $4 million.
The three-storey building (16/18 Queen St.), which is home to four residential units and the long-standing The Owl and the Pussycat store (which recently changed its offerings from children’s clothing to women’s attire), appears to have hit the market in May.
It’s currently listed at $3,750,000.
According to the listing, the building–which is fully tenanted–offers four bedrooms, four bathrooms and about 3,320 square feet of space in total.
A representative of Zoocasa, a real estate website and brokerage with the listing available on its platform, said the mixed-use residential and commercial building features 1,200 square feet of commercial space that can be “utilized for [the buyer’s] own business or rented out.”
So while the commercial space is currently home to The Owl and the Pussycat, it would appear that the entire structure–retail space included–is for sale.
“This income-producing property is a rare gem in one of the most desirable areas in the region,” the listing reads, adding that the property is located on a high-traffic street full of popular shops and restaurants.
“This location is perfect for those who want to enjoy the best of both worlds: the tranquillity of a small town and the excitement of a bustling city.”
As far as the units go, the suites appear cozy and neutrally decorated.
The listing says the building is well-maintained and features a number of upgrades, including new windows and insulation.
“With its prime location and solid income potential, 16/18 Queen Street is an excellent opportunity for investors looking to acquire a piece of Niagara-on-the-Lake’s most iconic real estate.”
